Materials and construction techniques

 

The main feature of the complex is the constant attention to all techniques designed to improve the energy capacity of the building (and therefore the savings in the bill), which also translates into increased environmental protection by minimizing air emissions. To confirm this is the achievement of building energy certification in Class A.

All materials also were chosen to maximize user comfort: extremely breathable interior and exterior paints, as well as thermal and acoustic insulation designed not only to the cold, but also to "combat" warming summer; specific windows that allow for minimum heat loss very bright environments, air-conditioning systems that enable the management of diverse every room in the house, interfaced with dehumidification to always have an ideal microclimate; wood for floors and roofs, use of toxic materials with the elimination of solvents, etc.; attention to safety in terms of intrusion, fire detection and elimination of possible gas leaks ...

Brief description

STRUCTURES

The horizontal and vertical structures of the building, except for the "bridge" between the bodies A and B made of steel, are framed in reinforced concrete; the floors are of mixed type in prefabricated ribs (beams), and prestressed concrete elements interposed Clay; slabs and overhangs (landings, ramps, balconies, etc..) are made using reinforced concrete in place. EXTERNAL Panelling

The perimeter walls are generally made of hollow brick blocks placed in double sheet with foil jacket and inner insulation of Rockwool high-density 6 cm corresponding to the regulations concerning the reduction of energy consumption.

ROOF

INTERNAL PARTITIONS

INTERNAL FINISHES

INTERIOR PAINTING

WINDOW FRAMES

The walls of the kitchen area and toilets are lined with tiles of choice provided by the company GLOBO.

All the rooms of housing units (with the exception of the toilets where the walls are covered with skirting or ceramic) are fitted with wooden skirting in essence.

Stones and marble thresholds, shelves etc.. are provided by De Santis srl.

That will serve the needs of the condominiums and the intention of the designers, will be the centerpiece of a gathering place for residents complex.

For porches, stairs, trails and outdoor gardens are provided for high-level representative materials, decorations and tips. Marble and stone are provided by De Santis srl, stoneware are the Graniti Fiandre.

All outdoor common areas and entrances to the stairwells are protected by videsorveglianza system.

Particular attention was paid to the study of lighting environments condo exterior, stairwells, lobbies, corridors on the floors ... etc., in order to make the environment as pleasant as possible.

Sewage plants

The columns of white water and wastewater discharge pipes are silenced (Rehau / Wavin) of adequate and responsive to current standards.

 

Electrical, telephone and internet plant, satellite TV, ALARM, VIDEO AND VIDEO Surveillance

In the planning and execution of electrical installations have been observed all specific laws and regulations.

The system is powered from the mains by ENEL in low voltage meter located in a separate room and provided by the same Electrical company .

Within each unit the electrical system is divided into circuit and star-like light and power outlets for independent living area, bedroom, bathroom and kitchen as well as auxiliary equipment (telephone / internet, video, TV / SAT, alarm, gas leak detector). PLUMBING

The columns and the distribution network of drinking water pipes are made by Rehau Pex A. All opportunely insulated.

The water system includes a system that every night automatically purifies the network to prevent possible infestation of Legionnaire disease.

Drainage networks

The rain water drainage networks were appropriately sized. The delivery of water used is in conformity with the regulations governing sanitation of the City of Pescara. The tubes are of the type of high-density polyethylene (Rehau / Wavin), quiet, plug gaskets.

CLIMA

The pool of companies Termolutz, Baxi and Carrier has designed (the first in Italy) a special energy-saving plant, hybrid (solar + heat pump + boiler + Ciller dehumidifiers), under floor, put in place by RAD immobiliare sas. At higher temperatures the system in provided by heat pumps, as they are more rewarding in terms of economy, .

For the production of hot water for domestic use is implanted in a solar system with support when needed and dedicated boiler hot water accumulators.

There is distribution network accounted for calories, cold, hot and cold water of electronic access to each housing unit (SAT electronic) so that each unit pays the bill solely on what has actually consumed and can check in real time what and how much it used.

The internal management of housing units provides for independent climatization of all rooms.

ELEVATOR SYSTEM

Every single stair is served by an energy-efficient elevator (3300 model by Schindler) certificated and CE approved, comply with all applicable regulations.
